Update on the proposed plans for the Premier Inn in South Street on the former M&S site ….
…. We have been informed Premier Inn has undertaken a review of the viability of the scheme and has taken the decision not to proceed with the proposed 102-bedroom hotel at this location.
When the site was originally acquired, there was a strong opportunity identified to deliver a second Premier Inn in Dorchester, supported by the consistent performance of the existing Brewery Square hotel and growing demand for accommodation in the area. However, the operating environment has changed significantly. Rising construction costs and increasing external pressures, including higher business rates for hotels, have impacted the viability of new developments.
As a result, Premier Inn has concluded that the South Street scheme no longer meets its investment thresholds and will begin marketing the site in the coming weeks.
This decision has not been taken lightly, and Premier Inn has expressed its sincere thanks for the constructive engagement and support received from stakeholders throughout the planning process.
Importantly, Premier Inn has confirmed its continued commitment to Dorchester. The Brewery Square hotel will remain fully operational, continuing to welcome both business and leisure visitors to the town and supporting the local economy.
This will result in an opportunity for potential mixed use for the building with retail on the ground floor and accommodation on the higher floors which is much needed in the town.
